What you should know when selling YOUR HOME.

There are many reasons for selling your home.  It might be that you are upgrading, downsizing, or you could be moving for work.  In each of these scenarios there are a variety of costs involved when selling your home.

If you are a first time seller there are some costs you may not be aware off.  The most common question I get is:  “How much do I have to pay in commission?”

The commission rate for selling your home is about 5%.  Approximately half of the commission goes to me, the listing agent, while the other half goes to the agent representing the buyer.

Another cost involved in selling your home is legal fees.  These are the fees that a lawyer charges in order to register the selling of your home.  Fees tend to start at around $900 and can rise depending on how complex the deal is.

What you can expect when you list your home with me.  

When you choose me to be your Real Estate Sales Representative, my objective is to sell your home at the highest possible price as quickly as possible.

Before listing your home, I will assess comparable homes and provide you with an approximation for the value of your home.  The final listing price, however, is up to you, the seller.

The primary means that I use to advertise your home is MLS, through TREB, MREB and ORTIS serving, Oakville, Burlington, Hamilton and the rest of the Golden Horseshoe area.  This gives your listing the maximum possible exposure to potential buyers.  I also advertise on social media such as FaceBook, Twitter and Instagram.

While your home is listed on MLS, and being viewed by prospective buyers, I will contact the viewing agents to get feedback on their client’s opinions and evaluations of the home.  I will then present the information to you for your consideration and work with you along the way in order to sell your home as fast as possible for the highest price possible.

When an offer is placed on your house.  I will present the offer to you.  We will then have an in-depth discussion on the positive and negative aspects of the offers, which not only include the price, but also the conditions on the offer.

Once you are satisfied with the offer, this is not the end.  I will register the sale with the lawyer of your choice or recommend a lawyer from the network of resources I have developed in my career.

Even then, this is not the end.  I will be there for you to answer any questions you may have until the closing day and beyond.
